I am a high school coach in Manchester NH and we are housed in a boathouse that belongs to a club. The boathouse is simply 2 bays that have rollup garage type doors and open rafters with electricity but no water. We used to be the only team rowing out of that boathouse but in recent years 2 other high school teams (substantially larger than ours) have been added to the boathouse.
My principle suggestion would be to make sure you look ahead and plan for growth to the extent that you can afford to. Things are tight and the launching and landing during regular afternoon practices is onerous. The other couple of issues with that type of construction is that it would be nice to have a water source if only for filling water bottles (but a bathroom besides a porta potty would be nice and a shower would be especially nice) and space for ergs. Our ergs are on campus which means that if we have people that can't make up a boat for the practice sometimes it is difficult to get them into another boat and if there were ergs available they could at least get a little fitness in.

about space usage, any RFP's put together, fundraising strategies or
marketing campaigns, etc.
